Drive across Northallerton and pebbledash render is the surface you see most. The inter-war and post-war housing that fills the Friarage Hospital area, the streets behind the High Street and the bulk of Romanby is pebbledash-fronted, and on every shaded north-facing run you can spot the green algae and dark streaking that comes with rendered walls in a damp climate. Hopkins Exterior Cleaning soft washes render across the DL6 and DL7 postcodes, pebbledash, K-rend, silicone and traditional painted render, and the right approach is the same on all of them: low pressure, the right cleaning solution, and a method that treats the algae rather than pretending to.

Why render gets streaky in Northallerton

Render shows what the weather has been doing. Across Northallerton the prevailing west and south-westerly winds drive rain horizontally across rendered elevations, and on shaded north and east-facing walls the surface stays damp for long enough that algae establishes and starts to grow. Pebbledash is particularly prone because the surface texture holds moisture longer than a smooth finish. Three other factors compound it locally. The proximity to mature trees on streets behind the High Street and on Romanby Avenue drops leaf matter and sap onto rendered walls below. Run-off from blocked gutters above streaks black down the render, usually a thin band immediately below the gutter that looks darker than the rest of the wall. And on rural-edge property out towards Brompton and Ainderby Steeple, agricultural dust and seed husks settle on render and combine with algae to produce a muddy, mottled finish that nothing but a proper soft wash will lift.

Render types we work on across DL6 and DL7

Northallerton has more pebbledash than any other town we cover, and pebbledash needs particular handling. The surface profile means you cannot use pressure to clean it without driving water behind the render or knocking off the surface stones. We soft wash it. The same applies to K-rend, silicone render and acrylic finishes on the newer estates around Romanby and the Hambleton developments out by Brompton. Painted render, common on inter-war semis and on properties where an owner has overcoated pebbledash with a thick masonry paint, also responds well to soft washing as long as the paint film itself is sound. Where we find a paint that is already failing or flaking, we will tell you on the day so you can plan a paint job separately rather than have the wash strip a finish that was about to come off anyway.

Soft washing, the way it should be done

Soft washing is the right method for render and the wrong method is pressure. A low-pressure cleaning solution, typically based on sodium hypochlorite at a controlled dilution, is applied across the render and left to dwell for a measured time. The solution kills the algae and the staining at the root, not just at the surface. After the dwell time we gently rinse with low pressure and clean water. The rinse is important; the cleaning is mostly done by the chemistry, not by force. We protect plants, lawns and any vulnerable surfaces below the working area before we start, and we work in dry conditions so the dwell time is consistent. The result is a render finish that looks like it did when it went on, and because the treatment killed the algae rather than just rinsing it, the result holds for several years rather than a single season.

Maintenance on a Northallerton property

Most Northallerton properties only need their render cleaned once every three to five years. The pebbledash and K-rend stock holds up well between cleans once the algae has been properly killed back. The exceptions are properties under heavy tree cover, properties on rural lanes with high agricultural dust exposure, and properties where the gutters above the render are not being maintained, which causes the streaking to come back faster than the algae would on its own. For commercial frontages on the High Street and around the town centre, where appearance matters every day, a two-year schedule keeps the front looking right. We are happy to put a maintenance reminder on for any client who wants one.

Common Northallerton render questions

Can pebbledash really be cleaned without damaging the stones?

Yes. The whole reason for soft washing is that pebbledash and other textured renders cannot tolerate pressure. The cleaning solution treats the algae chemically; the rinse is low-pressure and gentle. Pebbledash that has been properly soft washed looks dramatically better and the stones stay where they were.

My render has black streaking below the gutters. Will a wash fix it?

In most cases yes, the streaking will lift with the soft wash. But the streaking comes from run-off out of overflowing or leaking gutters, so unless the gutters are also cleared or repaired, the streaks will start to reform within a year. We often quote render cleaning and gutter cleaning together for this reason.

Will the cleaning solution kill my plants below?

Not if we prepare properly. We protect garden borders, lawns and any vulnerable planting below the work area before we apply the solution, and we rinse the surrounding ground after. We have never had a plant loss reported on a domestic Northallerton job.
