How long does a soft wash last is the question we get asked most often once the van pulls away. The honest answer for a render wall in North Yorkshire is three to five years, sometimes longer on a sheltered, sunny elevation, sometimes less on a north-facing wall under trees.

Soft washing does not work like a pressure wash. It is a low-pressure chemical clean that kills the algae and lichen at the spore level rather than blasting the surface. That is why it holds: the growth has to recolonise from scratch, and on most walls that takes years, not months.

So the short version is this. A soft wash on render buys you several years of clean wall, the exact number depends on which way the wall faces and what is growing near it, and the one thing that shortens it sharply is following it with the wrong kit.

How long does a soft wash last in real conditions

On a typical Thirsk semi with a sheltered, sun-facing render front, a soft wash holds for four to five years before the first green haze creeps back. We have driven past jobs from a few years ago that still look clean from the road.

Take that same wall, point it north, tuck it behind a hedge and add an overhanging sycamore, and you are looking at two to three years. Damp and shade are what algae need, and a wall that never dries out fully will recolonise faster. A render wall in Sowerby under trees is a different animal to an open frontage in Northallerton.

Render clean lifespan is really a question about how fast the surface dries after rain, more than anything that comes out of the bottle.

What actually wears a soft wash down

Three things move the number, in our experience.

Aspect comes first. A south or west wall gets sun and wind, dries quickly, and stays clean longest. North and east walls hold the damp and turn first, every time.

Overhanging trees come second. Leaf litter, sap and constant shade feed the regrowth. A gutter that overflows onto the wall below does the same job, because the render never gets a chance to dry out.

Local conditions come third. Soft wash longevity near open farmland or a beck tends to run a little shorter, simply because there are more spores in the air to begin with. None of this is a fault in the clean, it is just the wall it sits on.

The fastest way to undo a soft wash

If you take one thing from this, take this. Do not let anyone follow a soft wash with a pressure washer the next season.

The whole point of soft wash vs pressure wash durability is that the soft wash leaves the surface intact while killing the growth, so it stays clean for years. A pressure wash strips the surface coat, opens the render up, and the green comes back darker and faster than before. We have seen a one-season result on render that had been jet washed not long after a proper soft wash.

The same goes for render cleaning done on the cheap with a wand on full power. It looks great for a fortnight, then patches and stripes show through as the surface dries unevenly.

Getting the most years out of a soft wash

A few simple things stretch it out. Keep the gutters clear so they are not soaking the wall below. Cut back any branch that sits over the render. And resist the urge to blast it between cleans, because a soft wash is meant to be left alone.

When it does eventually need redoing, a maintenance soft wash on a wall that was done properly the first time is quicker and cheaper than the original, because there is far less growth to kill.
