Most people only start thinking about how to choose an exterior cleaning company after something has already gone wrong on a neighbour’s house. The render came up patchy. The block paving lost its colour. The tiles got walked on. By then the damage is done and the cleaner has moved on.
It is worth ten minutes on the phone before anyone puts a lance near your house. The single most useful thing you can do is ask about method before you ask about price, because the method is what decides whether your walls look right in two years.

How to choose an exterior cleaning company, in four questions
Ask what method they will use on your specific surface, and why. A good answer sounds like “render is a soft wash job because pressure strips the top coat”. A poor answer is “we blast it and it comes up lovely”.
Ask whether they are insured, and for what. An insured exterior cleaner will have public liability cover and will not mind you seeing it. Anyone who bristles at the question is telling you something.
Ask what happens if it does not all come off. Some staining is in the surface, not on it. Honest cleaners say so up front rather than promising a result they cannot see yet.
Ask for two or three local jobs you can look at. Not a gallery of stock photos, actual houses in Northallerton or Easingwold that they cleaned last season, so you can see how the work has held up since.
Insurance is the question most people skip
Working at height, near glass, with chemicals, on someone else’s roof. There is a lot that can go sideways on an exterior clean, and most of it lands on your buildings insurance if the person doing it has none of their own.
The other side of it is professionalism. Someone carrying proper cover has usually thought about the rest too: training, the right kit, safe access, what to do about your borders and your fish pond.
If a price looks unusually low, cover is often the corner that has been cut.
Why the cheapest quote is usually the dearest
A cheap exterior cleaning quote normally means one of three things. The job has been under-scoped, so the day turns into a rush. The kit is domestic rather than trade, so the result is thin. Or the work is being done the fast way, with pressure on surfaces that should have had chemistry and time.
Render is the classic. A jet wash on a rendered wall looks brilliant for about a fortnight, then the algae comes back darker because the surface is now rough enough to hold spores. Putting that right costs far more than doing it properly the first time.
Prices vary a lot with access, height and how long the growth has been there, so treat any figure quoted without seeing the house as a rough guide only. What you want from a quote is a clear scope: which surfaces, what method, how long, and what is not included.
A good cleaner will tell you when to wait
The answer we give most often in spring is “not yet”. A drive that will be green again by October is not worth cleaning in April. A roof with light moss on the north slope can usually wait a season.
That is the tell, in the end. Someone who wants the work at any cost will find work everywhere. Someone who plans to be cleaning houses around here in ten years will tell you if it does not need doing yet, because they would rather have the next four jobs than this one.
