Roof cleaning safety: why we never walk on the tiles

Why standing on a tiled roof to clean it cracks tiles for years, and the safer way Hopkins cleans roofs without ever walking the slope.

Roof cleaning safety in Thirsk: a clay tile roof soft washed free of moss without anyone walking on the tiles

Roof cleaning safety is the part of the job nobody asks about until something cracks. Most people picture a roof clean as a bloke up a ladder, boots on the tiles, working across the slope with a lance. That picture is the problem. The moment someone stands on a tiled roof, they are putting their full weight onto a material that was never made to be walked on. We don’t take that risk, and on a Thirsk roof last month it would have been a costly one.

A roof keeps water out by overlapping. It carries snow and shrugs off wind. What it does not do well is take a point load, which is exactly what a foot is: eleven or twelve stone pressed down onto two or three tiles at once.

What roof cleaning safety actually means on a tiled roof

Good roof cleaning safety protects two things at once. It protects whoever is doing the work, because a slip off a wet, mossy roof is a life-changing fall. And it protects the roof itself, because a cracked tile you cannot see from the garden is a slow leak that shows up months later as a damp patch on a bedroom ceiling.

Both risks come from the same habit: treating a roof like a floor. Once you stop walking on it, both problems mostly disappear.

Why one wrong step causes clay tile damage that lasts years

Clay and concrete tiles are strong in the way they are meant to be loaded, and brittle in the way a footstep loads them. A hairline crack rarely breaks straight away. It opens under frost, because water works into the split, freezes, and widens it a little more every cold night through the winter.

That is how clay tile damage tends to play out: invisible in October, a leak by February. The tile that got stepped on looks fine from the ground right up to the point it fails. We have lifted sound-looking tiles off roofs near Thirsk that snapped in half in the hand, all from one careless clean a season or two earlier.

There is the moss to think about too. Wet moss removal on a pitched roof turns the surface into something close to a slide. Walking it is how cleaners get hurt, and rushing because the footing is bad is how tiles get cracked.

The safe roof cleaning method we use instead

The safe roof cleaning method is to stay off the tiles entirely and bring the cleaning to the roof, rather than the other way round.

For most houses that means working from the edge with a long reach lance, or from a tower set against the wall, never out on the slope. The clean itself is a soft wash, not a jet wash. A low-pressure biocide kills the moss, lichen and algae at the root, and the growth weathers away over the following weeks instead of being blasted off wet. Soft washing is kinder to the tile and far kinder to the person doing it, because nobody is balancing on a wet pitch with a screaming pressure washer.

Done this way, roof cleaning becomes a controlled job from safe footing, not a gamble taken at gutter height.

When a roof access platform earns its keep

On a taller property, a steep pitch, or a roof with no safe edge to work from, we bring in a roof access platform or a powered access unit so the operator works from a stable, guarded position at the right height. It costs a little more to set up and it is worth every penny, because the alternative is either a worse clean or a genuine risk to somebody’s back.

That is the honest trade. The right method first, done properly, not just done. A clean that protects the tiles you already have beats a cheaper one that quietly shortens their life.
